Energy-Efficient Home Building in Seattle: What to Know

By Eric Dexter, Owner & Builder ·

Energy-efficient modern home built by DIGS Construction in the Seattle area at dusk

The cheapest home to own isn't always the cheapest to build — it's the one built efficiently from the start. A well-built new home or ADU in the Seattle area costs less to heat, cool and run for its entire life. Here's what actually makes the difference.

What makes a home energy-efficient

  • A tight envelope — good insulation and careful air-sealing keep conditioned air in and weather out. This is the biggest lever.
  • Quality windows — modern double- or triple-pane windows cut heat loss dramatically.
  • Efficient heating & cooling — heat pumps deliver far more comfort per dollar than older systems.
  • Fresh-air ventilation — a tight home needs good mechanical ventilation to stay healthy.

Washington's energy code

Washington has some of the strictest residential energy code in the country, so every new home and ADU we build has to meet a high efficiency bar by default. Building well means meeting — and sensibly exceeding — that code where it pays back for you.

Why it pays off

Efficiency isn't just green — it's financial. Lower utility bills add up every month for the life of the home, the house is more comfortable year-round, and energy-efficient homes hold their value well. If you're weighing building vs. buying, this is a real advantage of new construction over older housing stock.

Efficiency in ADUs

Small homes are efficient by nature, and an efficient rental ADU means lower bills for your tenants — a real selling point. Good insulation and a heat pump go a long way in a compact footprint.
