Can You Convert a Basement into an ADU in Seattle?

Converting your basement into a legal accessory dwelling unit is one of the more affordable ways to add a rentable home — if your basement is a good candidate. It's an attached ADU (an AADU), and like a garage conversion, the savings depend entirely on what the existing space already gives you.

What a basement ADU needs

To become legal, independent living space, a basement typically needs:

  • Egress — a code-compliant exit (usually an egress window with a window well) from any bedroom.
  • Ceiling height — enough headroom to meet code, which older basements sometimes lack.
  • A separate entrance — private access that doesn't run through the main house.
  • Moisture control — waterproofing, drainage and insulation to keep it dry and comfortable.
  • Kitchen & bath — full plumbing for an independent unit.

The catch: it's not always cheaper

A basement that already has good height and a walk-out entrance can convert affordably. But if you have to lower a slab for headroom, add egress wells, or fix moisture, the cost can climb toward what a small detached build would run — without the privacy or rental appeal of a standalone home.

Do you still need permits?

Basement conversion vs. a DADU

A basement ADU is attached and shares the house's footprint, so it's less private and generally rents for less than a detached DADU. If your basement is already suitable, it's a smart, lower-cost path; if it needs major work, a DADU may be the better long-term investment.
