How to Choose an ADU Contractor in Seattle

“ADU contractor near me” and “ADU builders near me” are among the fastest-rising searches in Washington right now — which means a lot of homeowners are hiring for the first time and aren't sure how to tell a good ADU builder from a risky one. Here's how to choose well, from a builder's perspective.

What does an ADU contractor actually do?

A good ADU contractor doesn't just frame a building. They coordinate design, pull and manage permits, handle the site work — excavation, foundation, utilities — and build the unit through final inspection. The best ones self-perform the core trades instead of stacking subcontractor markups. See the full scope we handle in-house.

1. Verify licensing, bonding and insurance

In Washington, contractors must be registered with L&I, bonded and insured. Ask for the license number and confirm it. (DIGS is Washington licensed — 35+ years and 100+ completed builds.) Never hire an unregistered contractor for a project this size.

2. Make sure the quote is all-in

This is where most budget disasters start. A quote that's dramatically lower than the rest almost always excludes site development, permitting or finishes — the exact costs that surface later. A real ADU budget includes design, permits, site work and construction. We explain the honest all-in numbers on our realistic costs page, and you can estimate yours in seconds.

3. Ask about site-development experience

On a Pacific Northwest lot, site work makes or breaks a budget. Slopes, Environmental Critical Areas, drainage and utility runs all add cost and complexity. A contractor who has actually dealt with difficult Seattle-area lots will flag these early instead of discovering them mid-build.

4. Look for owner-led accountability

Ask who's actually running your project. On a large builder's job you may never speak to a decision-maker. With an owner-led builder, the person who quotes your project is the same one on site and on the phone — which is exactly how DIGS works, first call through final inspection.

5. Review real, local projects

Ask to see completed ADUs in your area, not just renderings. Photos of real, finished work tell you what to actually expect. Browse our completed DADU and custom-home projects across the Greater Seattle area.

Questions to ask an ADU builder

  • Are you registered with Washington L&I, bonded and insured?
  • Does this quote include design, permitting and all site work?
  • Who manages my project day to day, and who do I call with questions?
  • Have you built on lots like mine (slope, critical areas, utilities)?
  • Can I see finished ADUs you’ve completed nearby?
